Step one: Check the agreement you have with the holiday park. They might have restrictions or charges that you’ll need to take into account before you sell, plus you’ll find out what they’ll need from you before you can complete the sale.
Step two: Notify your holiday park that you’re planning to sell up. Your agreement should tell you how you need to do this, if not, you’ll need to get in touch to clarify.
Step three: Establish the asking price for your static caravan. There are lots of things to consider when deciding your asking price, from the value of the caravan, the costs of the pitch, any finance you’ve got left on your caravan etc. You’ll need to find out if you can sell your static on pitch, or whether it will be relocated – all of this will affect what you’re able to realistically ask for.
Step four: Place an advert. You might be able to sell through your park, but the chances are they’ll be promoting their own units first, before any private sellers. For your advert, you’ll need to take photographs of the caravan, and write an accurate and persuasive description for your potential buyers. You’ll need to find the right place to promote it, plus pay to place the advert for as long as it takes to sell.
Step five: Wait for the phone to ring. Hope someone is interested. There’s no guide to how long this will take – how desirable is your caravan? Is it priced right? Is anyone actually looking to buy in the area right now?
Step six: Deal with your enquiries. It’s time to take a trip down to the holiday park to show potential buyers around. This may mean multiple trips for you, if it’s not what your potential buyers are looking for or they’re not serious about making a purchase.
Step seven: Making the sale. After multiple trips and negotiations, you may have been lucky enough to agree the sale. Now you’ve got to deal with the paperwork, both for the caravan ownership and the holiday park, arrange transportation if you haven’t sold it on pitch, pay for disconnection, maybe pay commission if you’ve used a third party to help you sell and arrange for the funds to be transferred.
